It takes a village to transform Zuidas. Zudo is redefining Amterdam’s business district into neighbourhood streets - for the baker, butcher and bruin cafe. A place designed for life in all its layers - it’s time for a village.‍

A transformation begins

Turning Amsterdam’s largest city block into neighbourhood streets. Where a well-known bank evolves into a village. Zudo redefines what Zuidas can be. What is now closed is opening up, becoming a lively, green place for everyone. Here, work, living and leisure share the same streets.

From fortress to multilayered village

Set across approx. 207,500 sqm, Zudo transforms the former ABN AMRO headquarters into a mixed-use neighbourhood full of life. A project by Victory Group in collaboration with local developer LMTD and designed by 3XN/GXN, Zudo will bring together offices, homes, culture and green public spaces, creating a rhythm that runs from morning to night.

Around 165,000 sqm of new workplaces attract a diverse mix of tenants, while approx. 300 homes bring everyday life to the district. Together with approx 19,000 sqm of neighbourhood amenities such as, cafés, local shops and cultural spaces form

the social fabric of this new village at the core of Zuidas.

A greener city

Nature shapes Zudo’s character. Forty percent of the site becomes public space, including the Green Heart, a city park equal in size to the bank’s trading floor. The landscape by B+B weaves together 2,400 sqm of green areas, approx. 100 new trees and 40,000 plants across rooftops and terraces.

Designed for people

Zudo is built around movement, one of the Netherlands’ largest private bike garages anchors a mobility plan that prioritises cycling and walking. It’s a shift towards a low-carbon, human-scale city.
